职位: Property Manager
- 本科其以上学历,5年以上相关工作经验
- 1个月内到位
· Oversee and be responsible for the overall property management operations in the property
· Develop and implement annual business plan and operating budget
· Ensure all operational and financial performance indicators and targets are met
· Develop and implement all operating procedures and processes necessary to ensure that the property is well managed according to international and local standards
· Manage all finance matters in strict accordance with the company financial rules and regulations
· Organize and supervise the collection of all service fees and charges, monitor operating costs and perform cost control, develop new source of income, with the view of maximizing net operating income of buildings
· Prepare and review monthly management and financial report and submit to landlord
· Review monthly management fees statement and breakdown of the status of accounts receivable and outstanding arrears, develop and implement arrear management strategy
· Develop, implement and review tenants liaison plan and retention program
· Review and offer advice to landlord and lawyer on proposed lease agreements from property management perspective
· Coach, train and review the performance of property management staff and provides regular feedback to HQ human resources department
· Conduct weekly/ monthly site inspections and meetings
· Participate in the acquisition, due diligence and documentation processes of new properties
· Liaise and ensure good working relationship with relevant government authorities and agencies
· Perform other tasks as assigned
· Degree in Real Estate/ Property Management/M&E Engineering or its equivalent
· Property General Manager requires 10 years relevant experience with at least 5 years in a managerial role
· Property Manager requires 5 years relevant experience
· Familiarity with China real estate market and ability to present business solutions based on local market conditions and customer needs
· Able to use Microsoft office
· Other key attributes include good teamwork and communication skills, strong initiative and great independence in working in a fast-paced environment
· Fluent in English, Mandarin and other dialects are desirable.
